Epoxy Flooring in Coral Springs, FL
A master-planned city built out over decades, so subdivision slabs and attached garages are consistent. Flake is the usual ask here.
Coral Springs was drawn before it was built. Coral Ridge Properties bought the first tract at the end of 1961, the city was chartered in July 1963, and the first 536 building lots sold on a single day in July 1964. A city planned on paper that way gets built in a particular order, and the order is still readable in the concrete.
There are two Coral Springs, divided by when the subdivision was finished rather than by which side of town it sits on. The early sections went up under the original master plan, and the rest filled in through the 1970s, 1980s and 1990s until the city reached residential build-out in 2003. The census housing data shows the shape of that: roughly half the housing units went up in the 1970s and 1980s, and most of what remains dates from the 1990s and 2000s, with very little predating 1970.
Practically, a garage floor here is almost always a single-pour slab from a known decade rather than a patchwork of old repairs, and about half the housing stock is a detached single house, so the attached garage is the usual job.
The second dividing line is not concrete at all. Coral Springs has enforced private design standards since it was founded, on signage, paint colours, roofing and what can be parked in a driveway. Its own policy describes homeowner associations as mandatory within any development that has one, with legal authority to set and enforce design standards. On a floor, that can reach further than a homeowner expects: a coating is a visible exterior-surface decision on a garage that faces the street, and an association can have a view on the colour before anyone has an opinion about the finish.
So the order of work is association first, then slab: confirm what your documents allow, then let the floor be chosen around it.
What we install here suits the housing. Flake systems are the common request, because a broadcast flake floor hides tyre marks and dust in a working garage and holds traction when the floor is wet. A solid finish suits a garage kept as a room rather than a store. Metallic belongs in a garage or home interior where the floor is meant to be looked at. On 1980s and 1990s slabs we grind for profile and test for moisture first, because a slab poured under an older barrier can still read damp after thirty years.
Estimates are free and on site. Because the city filled in decade by decade, the year your section was built tells us most of what we need before we arrive. Call or text (754) 801-8819, or send the form.
