Epoxy Flooring in Davie, FL

Equestrian lots and agricultural zoning allow outbuildings. Barn aisles and tack rooms need a coating that survives washdown water.

Davie kept its acreage, and that decides most of the work here. The town's land development code still sets a one-acre minimum lot in its agricultural district and says plainly that the district exists to maintain the rural character of the town. On a lot that size, the garage is rarely the only building that needs a floor.

There are two Davies, and the difference is acreage. In the agricultural and rural-ranch districts equestrian facilities are a conditional use, outbuildings are ordinary rather than unusual, and barns, tack rooms, workshops, detached garages and covered storage are all part of the property. In the suburban and multifamily districts the constraints are the familiar ones, and about one housing unit in five sits in a building of twenty units or more. About seven in eight of the town's housing units went up after 1970, so most slabs are a single pour from a known decade rather than layer on layer of old repair.

The outbuildings and the house garages fail for different reasons. A barn aisle takes washdown water, hoof traffic and what comes off the floor with it, and it needs a surface that can be hosed and left wet without lifting at the edges. A tack room wants a sealed, sweepable floor that will not hold damp. A detached garage or workshop on a large lot usually has the opposite problem to a condo: plenty of room to work, but often a rough-poured slab with no vapour barrier under it.

That is why prep is where the day goes. On an older outbuilding we grind rather than acid-etch, because a washdown floor needs a mechanical profile, not a chemical one. Where there is no barrier and the slab reads damp, a moisture-tolerant primer goes down before anything else. Then the system: flake with a UV-resistant topcoat for aisles and garages where traction and hiding wear both matter, a solid finish where a clean sweepable surface is the priority, and metallic for a garage or showroom floor where the finish is the point.

Exposure decides the topcoat. Anything under open sky in South Florida gets a UV-resistant product, because an aromatic epoxy will amber in the sun however well it was installed.

Estimates are free and on site, and on a property with several buildings that means walking all of them. Call or text (754) 801-8819, or send the form, and we will look at the actual slabs rather than quote from a photo.
