Epoxy Flooring in Doral, FL

Distribution floors taking constant pallet traffic, plus newer townhome garages where metallic and flake finishes are the ask.

Doral incorporated in 2003 and has spent the years since becoming one of Miami-Dade's working addresses. The city's own economic analysis counted 91,532 jobs inside Doral, and 93.5 percent of them are held by people who live somewhere else and drive in. That is the shape of the place: a city people commute to, next door to Miami International Airport, with housing built mostly after the jobs arrived.

So there are two Dorals to coat, and they barely resemble each other.

The first is the industrial one. Warehousing and storage alone runs across 31 establishments employing about 2,186 people, and freight transportation arrangement across nearly 200 more. Those are buildings full of racking, pallet jacks and forklifts, where the floor is not a finish but the surface everything rolls on. Warehouse floors fail in specific places: at the racking legs where point loads sit, along the joints, and in the aisles where the same wheel path gets hammered all day.

The second Doral is residential, and it is young. The median home dates to 2006, and about 65 percent of the city's housing was built in 2000 or later. Roughly a quarter of the units are attached — townhomes and villas — which means a lot of private garages, and about 38 percent sit in buildings of twenty units or more, which means shared parking levels and amenity decks rather than a driveway.

The two need different work. A warehouse floor wants a heavy build, a textured topcoat in the traffic lanes, and a schedule that fits around a tenant's operating hours, because a distribution center cannot go dark for a week. A townhome garage wants a clean, level surface with grip, and the ask there is appearance: metallic pours and flake broadcast, on a slab still young and often power-troweled smooth enough that nothing bonds until it is mechanically profiled.

What we install follows the slab rather than the brochure. On older concrete we start with a moisture-tolerant primer, because a South Florida slab at grade can pull vapor up and lift a coating from underneath. On commercial floors, a heavier build and a wear surface that holds up to steel wheels, not just foot traffic.

Doral is also short of developable land, which is why so much newer building goes vertical and why existing floor area gets worked harder. Getting the floor right once beats taking a building out of service twice.

Estimates are free and on site. Warehouse work gets quoted around the tenant's schedule, not ours, so tell us the window you have. Call or text (754) 801-8819, or send the form, and we will look at the actual slab rather than quote from a photo.
