Epoxy Flooring in Weston, FL
HOA rules decide a lot of what goes on a driveway. Newer Mediterranean homes with wide paver drives and screened lanais.
Weston was planned as one idea and finished as two. The city incorporated on 3 September 1996, when about 90% of voters in the Indian Trace district chose cityhood over annexation by a neighbour. Bonaventure, which occupies the city's northeast corner and was sold off from the Arvida land to be developed separately, held its own vote and joined on 1 April 1997 by nearly two to one.
That history is why the two Westons look different under a garage door.
Indian Trace is the Arvida build. The first homes went up in Windmill Ranch and Country Isles in 1984, and the districts that followed were laid out together, so the slabs are consistent, the drives are wide and often paver, and the lanai is usually screened. The median structure in Weston dates to 1995. Opening a garage here, we generally expect sound, uncracked concrete that needs profiling rather than repair.
Bonaventure is its own development district, and it reads as one. It is a golf course community of condominiums, townhouses and single-family homes, so the job is not always a garage at all — it may be a townhome with a shared approach or a unit with no private slab, and the quote starts with which structure we are actually coating.
What both halves share is an association with a say in the outcome. Most residences in Weston sit inside a private development governed by a homeowners association, and under Florida law that association's architectural review reaches only as far as its recorded declaration and published guidelines authorise. In practice the finish question is often answered before we arrive: a homeowner wants a bold metallic, and the covenants want a neutral that matches the street. We ask for the guideline sheet alongside the measurements.
Single-family homes make up about 76% of the housing, so most of the work is a garage floor or a driveway rather than shared parking. Flake is the common garage choice here. Metallic and solid finishes suit a screened lanai or a pool deck, where the surface is seen more than it is used.
One local condition is worth naming. Weston is the westernmost city in Broward, with the Everglades along its north and west edges, and summer storms arrive across open ground with nothing to break them. Slabs here take rain hard and drain slowly on flat lots, so we test for moisture before any coating goes down.
Estimates are free and on site. Nearly all the housing here is recent enough that the slab is the original pour, which makes the walk-through quick and the quote firm. Call or text (754) 801-8819, or send the form.
